Core Management Principles
Custom Rental Contract
Unlike most companies, we offer customizable Point Loma vacation rental management contracts for all our rental homes. Want us to contact you for any work order or repair over a certain dollar amount? Not a problem. From the contract duration, to full-service management, and even acting as a booking agent, we can customize the agreement to meet your needs.
Fair Management Fees
Just as the contract is customizable, so is the management fee. For example, full-service vacation rental management is a higher tier than simply acting as a booking agent. Our fees are in line with industry averages, and very competitive within the local market. Never worry about hidden fees and expense markups when you work with us!
Revenue Growth
We average near 15% annual revenue growth with our Point Loma vacation rentals. To do this, we design custom marketing and email campaigns, provide elite customer service, and incentivize guests to return to your vacation rental. We also provide owners appliance upgrade suggestions, interior decorating proposals and remodel estimates.
Collaborative Relationship
Our vacation rental owners are considered partners. Our primary goal is to build rapport with our Point Loma vacation homeowners so we can eclipse your set goals. We strive to earn the trust of our owners, and that is done with quality customer service, transparency and exceeding any expectations. Point Loma Vacation Rental Management FAQs
How much rental income can I expect from my Point Loma property?
Point Loma offers strong rental income potential with a unique market position combining harbor views, military visitor demand, and proximity to downtown San Diego. A well-managed 3-bedroom property can generate $70,000-$130,000+ in annual gross revenue, with nightly rates of $300-$650+. Properties with bay or harbor views, proximity to Liberty Station, or near Shelter Island command premium rates. Point Loma’s diverse appeal creates consistent year-round demand from military families, corporate travelers, and tourists.
What makes Point Loma different from other San Diego neighborhoods for vacation rentals?
Point Loma offers a unique blend of harbor views, naval heritage, and residential character. Unlike beach-focused neighborhoods, Point Loma attracts military families visiting service members, corporate travelers, and tourists exploring the Cabrillo National Monument and bay-side attractions. The neighborhood’s proximity to Naval Base Point Loma creates consistent demand from military-related guests. Liberty Station’s restaurants and shops, combined with harbor views and less crowded beaches, make Point Loma a distinctive San Diego vacation rental market.
What tier is Point Loma for San Diego STRO licensing?
Point Loma is classified as Tier 2 for San Diego’s Short-Term Residential Occupancy (STRO) licensing system, with a 15% housing cap. Tier 2 offers favorable licensing availability compared to beach neighborhoods. New STRO applications in Point Loma are currently accepted. We handle the entire application process, ongoing compliance reporting, TOT collection, and all regulatory requirements for Point Loma properties.
How do you manage bookings from military families and corporate travelers?
Point Loma’s proximity to Naval Base Point Loma creates consistent demand from military families visiting service members, temporary duty assignments, and naval personnel relocations. We market properties to military-friendly booking platforms and maintain relationships with corporate housing coordinators. These guests typically book longer stays (7-30+ days), pay reliably, and treat properties with respect. We screen all guests thoroughly while accommodating last-minute military bookings and providing flexible cancellation policies for service members.
What are the most important amenities for Point Loma vacation rentals?
Harbor or bay views, parking (critical in Point Loma), proximity to Liberty Station or Shelter Island, and family-friendly features significantly impact rental rates. Properties near the Naval Base or with views of San Diego Bay command premium rates. Full kitchens, washer/dryer, and comfortable living spaces appeal to longer-staying military families and corporate travelers. We provide specific recommendations to optimize your Point Loma property for its unique guest demographics and maximize revenue potential.
Who are the typical guests for Point Loma vacation rentals?
Point Loma attracts military families visiting Naval Base Point Loma, corporate travelers, tourists exploring Cabrillo National Monument, and families seeking a quieter alternative to beach neighborhoods. Common bookings include military relocations, temporary duty assignments, family visits to service members, and extended business stays. Average stays are longer (5-14 nights) with reliable, respectful guests who appreciate Point Loma’s residential character and convenient location between downtown and beaches.
Can I still use my Point Loma property for personal vacations?
Absolutely. Many Point Loma owners maintain personal use while maximizing rental income. We coordinate your stays and block your preferred dates. Point Loma’s year-round demand from military and corporate travelers means consistent rental income even during traditional off-seasons, giving you flexibility for personal use while maintaining excellent revenue. Some owners reserve specific weeks for holidays or family visits while renting the rest of the year.
What maintenance considerations are unique to Point Loma properties?
Point Loma’s harbor-side location requires attention to salt air corrosion, views maintenance, and landscaping. Properties near the water need regular exterior maintenance and window cleaning for view properties. Longer-staying guests (military families, corporate travelers) create less wear and tear than high-turnover beach rentals. We coordinate preventive maintenance, handle 24/7 emergency repairs, and work with local contractors familiar with Point Loma’s unique characteristics and military community standards.

Are vacation rentals legal in Point Loma?
Yes, short term, or vacation rentals, are legal in Point Loma. The question is: Are they restricted to a certain zone, or area, and what sort of licensing do you need in order to operate legally?
In Point Loma, vacation rentals are currently legal throughout the city. However, owners are required to register for a Transient Occupancy Tax Certificate. This is a registration number which ensures you are paying the 10.5% tax on the total of a booking to the City of San Diego, with audits possible every other year.
Additionally, beginning in 2023, the City of San Diego will require a vacation rental license in order to operate a short-term rental. There is a cap on the amount of licenses which will be awarded by the city. Plus, there will be a lottery to determine who receives a license. To learn more about this process, you can read our articles detailing the new San Diego vacation rental regulations and how to qualify for the San Diego vacation rental lottery.
Finally, there is also a Good Neighbor Policy, which we strictly enforce at all our Point Loma vacation rentals.
How long can guests stay in a Point Loma short-term rental?
Point Loma short-term vacation rental stays essentially encompass a duration of less than 30 nights. The actual definition of a short-term rental is a bit more nuanced. A long-term stay would be considered the arrival date in one month, to the departure on the same date in the following month.
For example, a reservation arriving on March 1 and departing on April 1, would be considered a one month duration, and a long-term stay. Consequently, arriving on February 1, and departing on March 1, would also be considered a long-term stay. The difference between the 28 days in February, and the 31 days in March is not factored in.
Therefore, any duration fewer than this period would be considered a short-term stay. In some instances, there is a minimum-night stay as well, typically at least three nights. However, certain cities, homeowner associations and complexes may set their own minimums as well.

Third-party websites will charge a service fee to use their booking site, which is why they cost more than booking directly with us.

About Point Loma, California
Located west of downtown San Diego, bordered by the Pacific Ocean, Point Loma has a little bit of something for everyone. A very hilly peninsula, with deep historic ties to Southern California, this section of town encompasses the San Diego Bay and separates it from the Pacific. One look at the area, and anyone can see why it was an essential landmark for early European explorers. It was an identifiable landing spot, and why many describe Point Loma as the area where California began.
That long history is fervent across centuries, as the Cabrillo National Monument celebrates the first explorer to land at Point Loma in 1542, the United States Army’s construction of Fort Rosecrans in the late 1800’s, the Navy establishing Naval Station Point Loma in the early 1900’s, and the entire peninsula being closed to civilians, as it was a key coastal battery during World War II.
While the strong history of the area remains, the land has also been redeveloped in the last 50 years. It is now a hub for fishing, charters, travel, tourism, plus amazing food and restaurants. Liberty Station, Harbor Island and Shelter Island are fantastic subsections of Point Loma, which are now thriving in commerce and tourism, making Point Loma one of the preeminent neighborhoods in San Diego.
